What Is EPDM Roofing?

EPDM (Ethylene Propylene Diene Monomer) is a synthetic rubber membrane widely used for flat and low-slope roofing. It has been the dominant material in commercial and residential flat roofing for decades due to its durability, flexibility, and proven performance in cold climates.

What Is EPDM Made Of?

EPDM is a thermoset rubber membrane compounded from ethylene, propylene, and a small amount of diene monomer. The result is a flexible, highly durable rubber sheet that:

  • Remains flexible in extreme cold (down to -40°F)
  • Resists UV degradation
  • Handles thermal expansion and contraction without cracking
  • Maintains watertight integrity over long service life

EPDM is available in two primary thicknesses:

  • **45-mil:** Standard weight for most residential and light commercial applications
  • **60-mil:** Heavier weight for higher-traffic areas and enhanced durability

EPDM Installation Methods

Fully Adhered

The membrane is bonded to the roof deck or insulation board using contact adhesive. This method provides the best wind uplift resistance and is preferred for most Massachusetts applications.

Mechanically Fastened

The membrane is secured with fasteners and stress plates around the perimeter and at intervals across the field. Faster to install but less wind-resistant than fully adhered systems.

Ballasted

The membrane is loose-laid and held down by river stone or concrete pavers. Rarely used in New England due to the added dead load and challenges with snow and ice.

EPDM Seams

The weakness of any membrane system is at the seams. EPDM seams are created using:

  • **Tape seams:** Self-sealing tape systems that bond overlapping membrane sections
  • **Liquid-applied seam tape:** Butyl-based adhesive-and-tape systems

EPDM seams are an area of ongoing maintenance - they can peel or separate over time, especially in temperature-extreme climates like New England. Annual inspection of all seams is recommended.

EPDM Performance in New England

EPDM performs exceptionally well in cold climates:

  • **Cold flexibility:** Remains pliable at very low temperatures, reducing cracking
  • **Snow load:** Membrane is strong enough to support normal New England snow loads
  • **UV resistance:** Black EPDM absorbs heat (can be a summer concern) but resists UV degradation well
  • **Longevity:** 20-30 year service life when properly maintained

The black color does increase heat absorption in summer. White-coated EPDM is available for energy-conscious applications, though it is less common than white TPO.
