VENTING (FRESH AIR) SKYLIGHTS

Venting skylights open to pull fresh air through the house and release the heat and moisture that build up in kitchens and bathrooms. Solar-powered and electric models open at the touch of a button and close automatically when rain is detected.

For many of the homes we work on, a venting skylight does double duty: daylight all year, and passive cooling that takes real load off the AC in summer.

FIXED SKYLIGHTS

Fixed skylights have a minimal, low-slung profile for a clean roofline and come in a wide range of sizes — from a single unit over a stairwell to a bank of them across a kitchen or great room.

They're the most economical way to transform a dark room with permanent natural light, and the simplest to integrate during a roof replacement.

SUN TUNNELS

Some rooms can't take a full skylight — interior bathrooms, hallways, walk-in closets. A VELUX Sun Tunnel fits in the ceiling like a recessed light and channels sunlight down from the roof through a highly reflective tube.

How much does it cost to install a skylight?

The price depends on the skylight type (fixed, venting, or sun tunnel), whether we're replacing an existing unit or cutting a new opening, and your roof's pitch and material. The most economical option is bundling skylight work with a roof replacement — the crew, staging, and tear-off are already on site. Do all skylights eventually leak?

No — that's a myth left over from the leak-prone plastic bubble skylights of decades past. Nearly every skylight leak we diagnose today traces back to improper flashing, not the skylight itself. As VELUX certified installers, we install every unit with the manufacturer-engineered flashing kit that ties the skylight into the roof's weather-resistant barrier, and we back the work with our 10-year workmanship warranty.

What are the three types of skylights?

Fixed, venting, and tubular. Fixed skylights are sealed units that bring in daylight with a clean, low-profile roofline — the simplest and most economical option. Venting skylights open to release heat and moisture; VELUX offers solar-powered, electric, and manual versions with integrated shades and remote control. Tubular skylights (VELUX Sun Tunnels) fit in the ceiling like a recessed light and channel daylight through a reflective tube — ideal for interior bathrooms, hallways, and closets with no direct roof access.

When is the best time to replace a skylight?

During a roof replacement. If your home has older skylights — especially dated acrylic bubbles — replacing them while the roof is open saves you a second project and lets us integrate new flashing directly into the new underlayment. It also means your skylight and roof warranties start together on day one.

Do skylights add value to a house?

Skylights are best thought of as a comfort and livability upgrade rather than a dollar-for-dollar resale investment. Do you need a permit to install a skylight?

In most Massachusetts and Rhode Island towns, yes — cutting a roof opening is permitted work. Roofing Doctor handles the permits for you as part of the project, the same way we do on every roof replacement, under our MA (#133030) and RI (#11580) contractor licenses.
