Understanding Roofing Warranties
Roofing Doctors Knowledge Base
Roofing warranties are frequently misunderstood. The number on the box (30-year warranty, 50-year warranty) doesn't tell the complete story. Understanding what warranties actually cover - and what they don't - helps Massachusetts and Rhode Island homeowners make better decisions.
The Two Types of Roofing Warranties
1. Manufacturer Warranty (Material Warranty)
Provided by the shingle manufacturer (GAF, CertainTeed, Owens Corning, etc.), this warranty covers defects in the roofing materials themselves. If the shingles fail due to a manufacturing defect, the manufacturer replaces the defective material.
**What it covers:** Material defects
**What it does NOT cover:** Installation errors, normal wear and tear, acts of nature
2. Contractor Workmanship Warranty
Provided by your roofing contractor, this covers errors in the installation of your roof. If a leak develops because of how the roof was installed (flashing installed incorrectly, improper overlap, nailing errors), the workmanship warranty is what covers the repair.
**What it covers:** Installation defects and errors
**What it does NOT cover:** Material defects (that's the manufacturer's warranty)
Both warranties are necessary. A manufacturer warranty without workmanship warranty leaves you unprotected against the most common cause of early roof failures.
Reading Manufacturer Warranty Terms
Duration
Warranty duration is often stated as a single number (30-year, 50-year, Limited Lifetime), but the level of coverage typically varies over the warranty period.
Prorated vs. Non-Prorated Coverage
**Prorated warranty:** The manufacturer's liability decreases over time. If a 30-year prorated warranty pays out in year 20, you might receive only 33% of the replacement cost.
**Non-prorated warranty:** The manufacturer pays full replacement cost regardless of when the defect occurs during the coverage period. This is far more valuable than prorated coverage.
Premium warranty products like GAF's Golden Pledge and CertainTeed's SureStart Plus offer non-prorated coverage for extended periods.
What "Limited" Means
Virtually all roofing warranties are "limited" warranties - meaning they have specific conditions and exclusions. Key exclusions to understand:
- •**Ventilation requirement:** Most manufacturers require that the roof be properly ventilated to honor the warranty. A roof installed over an under-ventilated attic may void the warranty.
- •**Installation by certified contractor:** Some enhanced warranties require installation by a certified contractor (GAF Master Elite for Golden Pledge, CertainTeed ShingleMaster for SureStart Plus)
- •**Transferability limitations:** Some warranties are non-transferable or require a transfer fee
- •**Acts of nature exclusion:** Damage from windstorms, hail, or other weather events is typically excluded from material warranties (though your homeowners insurance covers this)
The Warranty Tiers: What You Can Get in Massachusetts
Standard Warranty (Any Contractor)
- •**GAF:** 30-year limited material warranty with 25-year non-prorated period; 10-year workmanship
- •**CertainTeed:** Varies by product, typically 30-50 years material
Enhanced Warranty (Certified Contractor)
- •**GAF System Plus** (Certified Contractor): 50-year limited material / 10-year workmanship
Premium Warranty (Elite Contractor Only)
- •**GAF Golden Pledge** (Master Elite only): 50-year material / **25-year workmanship** (non-prorated, backed by GAF)
- •**CertainTeed SureStart Plus** (ShingleMaster only): Lifetime material / **50-year workmanship** (backed by CertainTeed)
The Golden Pledge and SureStart Plus warranties are available ONLY from contractors who hold the respective elite certifications. This is why choosing a GAF Master Elite or CertainTeed ShingleMaster contractor matters.
Workmanship Warranty: Why It's the Most Important
Here's the industry reality: most early roof failures are caused by installation errors, not material defects. A properly manufactured shingle will typically outlast its warranty period if installed correctly.
The workmanship warranty is what protects you when:
- •A flashing fails because it wasn't properly integrated
- •A leak develops at an improperly sealed penetration
- •Shingles blow off because they were fastened incorrectly
Standard contractor workmanship warranties last 1-5 years. The GAF Golden Pledge's 25-year workmanship warranty backed by GAF - not just the contractor - is exceptional. If Roofing Doctors closed tomorrow (it won't, but hypothetically), GAF's workmanship warranty protection would remain in force for the 25-year period.
Warranty Registration
Most enhanced warranties require registration. Roofing Doctors handles warranty registration on behalf of our customers. You should receive:
- •A warranty certificate
- •Confirmation of the warranty tier and coverage period
- •Instructions for making a warranty claim if needed
Keep your warranty documentation with your home purchase records and mortgage documents.
Making a Warranty Claim
If you believe a warranty issue has occurred:
1. Contact Roofing Doctors first - we can assess whether the issue is a warranty matter and facilitate the process
2. For manufacturer warranty claims, the manufacturer typically inspects the roof and determines coverage
3. For workmanship warranty claims, contact Roofing Doctors directly - we stand behind our work
Roofing Doctors provides clear warranty documentation and stands behind our installations across Massachusetts and Rhode Island.
